Riverside Investment & Development and Woodfield Development have begun welcoming first residents to VIVIAN, a 42-story residential tower rising at Queensbridge Collective in Charlotte. Located at 111 E. Carson Blvd., the high-rise now ranks as the second-tallest residential building in the Carolinas, marking a notable addition to the region’s multifamily skyline.
VIVIAN delivers 409 rental residences in a mix of studio, one-, two-, and three-bedroom layouts. Individual units range from 558 to 2,180 square feet, offering a variety of floor plans aimed at different household sizes and lifestyle needs. The project is part of a larger mixed-use vision at Queensbridge Collective that is still being built out.
Adjacent to the new tower, a 43-story mixed-use office and residential tower is under construction at 1111 S. Tryon Street. Plans for that companion building include more than 20,000 square feet of retail space along with 100,000 square feet of indoor and outdoor amenity areas. Together, the two towers represent a significant concentration of new residential, office, and retail space in a single urban location, with total development costs for the overall effort estimated at $725 million.
The design team for the project is led by Goettsch Partners, while Clark Construction Group is serving as the general contractor. Their collaboration has produced a high-rise that emphasizes both architectural presence and amenity-focused living, positioning the property competitively in the regional rental market.
Amenities at VIVIAN are distributed across multiple levels and programmed to support fitness, entertainment, and social interaction. The ninth floor houses a fitness center with both indoor and outdoor components. On the 10th floor, residents have access to a lounge that incorporates bowling and virtual golf, providing on-site recreational options that extend beyond traditional common areas.
The tower’s 42nd floor is anchored by a rooftop pool deck that offers panoramic skyline views, along with grilling stations designed for outdoor gatherings. These features, combined with the building’s height and location within the Queensbridge Collective development, position VIVIAN as a prominent new entry in Charlotte’s multifamily inventory.
