Tishman Speyer has secured a long-term headquarters extension with law firm Vedder at 222 N. LaSalle Street, a 26-story office tower in downtown Chicago. The agreement keeps Vedder’s global headquarters in the riverfront building, where the firm has maintained its corporate base for more than three decades.
Vedder signed a 12-year lease extension covering 163,000 square feet at the property. Under the new agreement, the firm will continue to occupy five floors at 222 N. LaSalle, maintaining its existing footprint while recommitting to the building through 2041. Vedder has been headquartered at this address since 1988, making the extension another chapter in a long-running relationship between tenant and landlord.
Nooshin Felsenthal, managing director at Tishman Speyer, described the latest deal as a reinforcement of that relationship. Felsenthal noted that 222 N. LaSalle has been repositioned for modern office users, highlighting a strategy that blends the property’s architectural heritage with a hospitality-driven, contemporary workplace experience.
Tishman Speyer serves as both property manager and leasing agent for 222 N. LaSalle. The firm was represented in the headquarters extension by an internal leasing team of Ellen May, Steve Golz and Bella Rapken. On the tenant side, Vedder was represented by Savills brokers Joe Learner and Adam Southard, who advised the law firm on the long-term renewal.
The headquarters extension follows an extensive renovation program at 222 N. LaSalle. Tishman Speyer recently completed a broad repositioning of the tower that introduced hospitality-style features and upgraded amenities aimed at attracting and retaining office users. These improvements were designed to align an established downtown asset with evolving expectations for workspace quality and service.
Since the renovation program was completed, 222 N. LaSalle has secured 490,000 square feet of new leases, according to Tishman Speyer. In addition to Vedder’s renewed commitment, the building has attracted tenants including Ninja Trader and Croke Fairchild Duarte & Beres. The leasing activity reflects continued engagement from professional services and financial-sector users seeking upgraded space in the downtown Chicago office market.
Vedder’s decision to extend its global headquarters lease, combined with recent leasing momentum from other tenants, underscores the role that capital investment and amenity upgrades can play in sustaining occupancy at established central business district towers.
