Uber Technologies, Inc. has signed a long-term lease at Four106, a newly built trophy office tower in downtown Bellevue. The deal covers approximately 170,000 square feet in the 21-story property, positioning Uber as a major office user within the building and reinforcing its physical presence in the greater Seattle area.
Four106 totals about 490,000 square feet, including roughly 485,000 square feet of office space and 5,000 square feet of street-level amenitized retail. The tower is described as a trophy asset and sits in a prime downtown Bellevue location within walking distance of Bellevue Downtown Park, Old Bellevue and the Bellevue Collection’s retail and dining offerings.
The lease was announced by Patrinely, working in partnership with affiliates of Dune Real Estate Partners. While the announcement underscores their role at the property, the specific ownership structure of Four106 is not detailed in the release.
On the tenant side, Uber was represented by Joel Frank and Brian Biege of CBRE, who advised the technology company on the long-term commitment. On the landlord side, Jason Furr and Colin Tanigawa of The Broderick Group represented the building interest, working under the direction of Patrinely executives Dennis Tarro and Phillip Moore. The involvement of multiple brokerage teams reflects an institutional-style leasing process for a large block of space in a Class A tower.
Four106’s street-level retail component adds approximately 5,000 square feet of amenitized space to the office program, contributing to the property’s positioning within amenity-rich downtown Bellevue. The combination of a sizable, modern office footprint with ground-floor retail is intended to integrate the tower into the surrounding urban fabric of park, neighborhood and destination retail.
