**U.S. Apartment Deliveries Remain Elevated in 2025**

New apartment construction across the United States remains strong in 2025, with an estimated 506,353 units expected to be completed by the end of the year, according to Yardi’s RentCafe. While this figure is slightly below the projected 518,000 units delivered in 2024, it still marks one of the highest annual totals seen since 2015.

Despite the slight dip, RentCafe notes that “even with the historic wave now cresting, the volume of new deliveries remains considerably higher than average, reflecting continued high demand for rental apartments.” A significant portion of these new units will be located in the Sunbelt region, underscoring the area’s robust rental demand and population growth.

On the metro level, New York leads the nation for the fourth year in a row, with 30,023 new apartments expected to come online in 2025. This total surpasses Dallas by more than 1,000 units, although both cities are seeing a year-over-year decline. New York’s apartment completions are down 8.65% from 2024, while Dallas is expected to see a more substantial drop of 22.4%.

At the city level, Austin, Texas, leads with 15,195 new apartment units scheduled for completion this year, highlighting the city’s rapid growth and continued appeal to renters.

Overall, the U.S. multifamily market remains active and strong, with sustained construction levels driven by demographic trends, housing demand, and evolving urban preferences.
