Third & Urban is advancing plans for Northbend, a $605 million project to repurpose the aging Corporate Square office park just northeast of Atlanta.
According to the Atlanta Business Chronicle, the redevelopment will feature a mix of retail space, additional office space, for-sale and rental housing, and lodging.
Groundbreaking for the first phase is scheduled for mid-2026. That phase will include 10,000 square feet of retail, 390 multifamily units, 23 rental townhomes, 119 for-sale townhomes, 140 corporate housing units, and a 1-acre activated public plaza. This initial stage is designed to support the thousands of employees who work at nearby Children’s Healthcare of Atlanta and Emory hospitals.
Third & Urban also holds entitlements for 100,000 square feet of medical office space that could be developed in a later phase. Plans may additionally include a 150-room boutique hotel.
Peachtree Group has provided a $37.5 million loan to support acquisition costs and initial work on roads, green space, and development pads for Northbend.
