Third & Urban Acquires 430,000-SF Office Portfolio in Alpharetta, GA

Third & Urban has announced the acquisition of Georgia 400 Center, a three-building, 24-acre master-planned office portfolio strategically located at the interchange of GA Highway 400 and Haynes Bridge Road in Alpharetta, Georgia.

The Georgia 400 Center comprises three six- and seven-story, multi-tenant office buildings that together span 430,046 square feet. Currently, the portfolio is 67% leased to a range of tenants, including Morgan Stanley, Century Communities of Georgia, and Toll Brothers.

As part of its repositioning strategy, Third & Urban plans to invest in a series of capital improvements. These upgrades will include new roofing, refreshed lobbies, and the addition of a high-end tenant amenity lounge. The new lounge will feature a bar, a conference center, recreational games, and operable glass walls that open to an upgraded outdoor courtyard equipped with modern seating areas.

The acquisition was completed in partnership with Zalik Investment Group. Cushman & Wakefield’s Stephen Clifton, Zach Wooten, and Payton Maxheimer will handle leasing for the property. The sale transaction was brokered by Jay O’Meara, Ryan Reethoff, and Justin Parsonnet of Newmark, who represented the seller.
