Trammell Crow Company (TCC) has officially broken ground on the York County Trade Center, a new 376,000-square-foot, cross-dock, Class-A warehouse located in Carroll Township, Pennsylvania—approximately two hours east of Philadelphia.

The project sits on a 35-acre site at 901 York Road and is scheduled for completion by April 2026. Strategically positioned within the Central Pennsylvania industrial submarket, the largest and most active within the Interstate 78/81 Corridor of Eastern Pennsylvania, the development is poised to serve as a prominent logistics hub.

Ware Malcomb is serving as the project architect, while Conewago Enterprises, Inc. is the general contractor. Additional project partners include Pennoni, TPD, and Charlie Courtney of McNees Wallace & Nurick LLC. Jason Webb of KBC is handling marketing and leasing for the property.

York County Trade Center will feature modern industrial amenities, including 40-foot clear heights, 80 dock doors, energy-efficient LED lighting, and a 3,600-square-foot office space.

“Located at the confluence of several major interstates, this development will serve as a key logistics hub for users looking for easy access to major East Coast markets and a gateway to transcontinental trade,” said John Pollock, a Principal with TCC in Philadelphia.
