Southern California-based coworking provider TailoredSpace is preparing to launch its next campus in the City of Orange, adding to its growing regional network of suburban flex office locations. The company has selected 191 N. Orange St. for what will be its 16th coworking campus, positioning the facility within walking distance of the Orange Circle in the Old Towne Orange Historic District. The new space totals 11,830 square feet and will occupy the entire second floor of the property, directly above a recently opened Culinary Dropout restaurant.
According to TailoredSpace co-founder Drew Sanden, this Orange location represents the company’s first campus opening of 2026 and aligns with its ongoing emphasis on suburban markets. Sanden noted that the firm is seeing strong demand from users who value shorter commutes, highlighting reduced travel time as a key factor drawing local workers to suburban coworking environments. The Orange campus extends TailoredSpace’s existing Southern California footprint, which already includes coworking sites in Burbank, Brea, Carlsbad, Chino Hills, Corona, Del Mar Heights, Kearny Mesa, Laguna Niguel, Oceanside, Orange, Rancho Cucamonga, Riverside, San Clemente, San Diego, San Juan Capistrano and West Covina. These locations underscore the company’s strategy of clustering flexible workspaces across a range of suburban and infill communities, rather than concentrating solely in traditional central business districts.
By situating the new campus above an active restaurant and just a block from a historic commercial hub, TailoredSpace is positioning the facility to benefit from the existing pedestrian activity and neighborhood amenities in Old Towne Orange. The building’s second-floor configuration allows the coworking space to sit directly over ground-floor retail, with TailoredSpace controlling the upper level while Culinary Dropout operates at street level. The company has not disclosed additional details about the property’s ownership, lease structure or build-out costs, but the announcement signals continued investment in flexible office offerings aimed at local users.
