Sword Industrial Partners has purchased Braniff Park West, an infill warehouse and distribution park in northeast Tulsa, Oklahoma, for $20 million. The property is located at 10568-10590 East Pine Street and consists of two industrial buildings on a 21.67-acre site.

The park totals 261,692 square feet of industrial space, with suites ranging from 11,000 square feet to 82,000 square feet. According to the buyer, the asset is currently 89% leased to a mix of industrial and logistics users. Notable tenants include HSM Transportation, Forward Air, and Ramsey Industries, reflecting a diversified base of transportation and industrial occupiers.

The seller, described as a local private partnership, was advised on the sale by CBRE. The sales team consisted of Troy Gudgel and Terry Payne of CBRE, who marketed and arranged the transaction on behalf of the ownership.

Sword Industrial Partners was formed by MAG Capital Partners in 2025 to focus on multi-tenant infill industrial properties across the western United States. In its first year, Sword Industrial Partners has accumulated nearly $100 million in assets, and the Braniff Park West acquisition adds a substantial leased industrial park in Tulsa to that portfolio.

Commenting on the market dynamics, Scott Word, a partner at Sword Industrial Partners, noted that demand for industrial space in Tulsa’s northeast corridor remains strong. He added that the subarea is seeing constrained supply and vacancy rates near all-time lows, underscoring the appeal of existing infill product in that part of the market for both users and investors.

The transaction highlights continuing investor interest in stabilized, multi-tenant industrial real estate in established logistics locations, particularly where occupancy is high and available space is limited. The mix of tenants at Braniff Park West positions the park within regional transportation and distribution networks serving the Tulsa area.

Separately, the industrial sector will be a focus topic at the upcoming Connect Industrial Midwest conference. The event is scheduled for Tuesday afternoon, March 10, 2026, at Joe’s Live in Rosemont, Illinois, and will feature Carter Andrus, chief operating officer of Prologis, as the keynote interview.
