**St. John Properties Launches 23-Building Mixed-Use Project Near Tampa**
St. John Properties, Inc. has announced the acquisition of a 93-acre site located approximately 30 miles north of Tampa, Florida. The developer plans to transform the site into Mitchell Business Park—a 23-building, mixed-use business community composed of nearly 570,000 square feet of single-story flex/R&D and retail space.
Construction on Phase I of the development is set to begin immediately. This initial phase will include two flex/R&D buildings totaling more than 86,000 square feet, along with two retail buildings encompassing approximately 18,000 square feet. Site and infrastructure work is also underway for three of five future retail pad sites. The business park will be located adjacent to Florida State Road 54 in Pasco County—an area known for growing commercial demand.
St. John Properties anticipates delivering the first two flex/R&D buildings by the end of this year. These structures will offer customizable, single-story spaces designed to accommodate a variety of tenant needs, combining office and warehouse configurations. Two inline retail buildings are expected to be delivered in early 2027.
Mitchell Business Park aims to address the rising demand for high-quality commercial and retail space in the greater Tampa Bay region.
