SRS Real Estate Partners has announced the completion of a $2.765 million ground lease sale for a single-tenant, net-leased Dutch Bros. Coffee property in San Bernardino, California. The property is located at 4236 N. Varsity Ave. and the deal closed at a 4.52% capitalization rate, one of the lowest recorded for a Dutch Bros. single-tenant net lease property nationwide in 2025, according to SRS.
The transaction was facilitated by SRS Senior Managing Principals Patrick Luther and Matthew Mousavi, who represented the seller—an affiliate of Paragon Commercial Group. The buyer, a private California investor completing a 1031 exchange, was represented by JT Real Estate Group.
“This Dutch Bros. offered a brand-new, corporate-guaranteed ground lease with zero landlord responsibilities in a high-traffic, densely populated trade area directly off Interstate 215 and near a state university,” said Luther.
The lease structure includes multiple extension options with the tenant responsible for all property-related expenses, providing a management-free investment opportunity ideal for passive investors.
