**Space Investment Partners Acquires Woodland Hills’ Topanga Gateway for $64M**

Space Investment Partners, a Southern California-based private real estate investment, development, and management firm, has acquired Topanga Gateway, a 123,402-square-foot open-air, grocery-anchored retail center located at 21909 Ventura Boulevard in Woodland Hills. The property was purchased from a private investor for $64 million. Eastdil Secured represented both the buyer and seller in the transaction.

Strategically positioned at the busy intersection of Topanga Canyon Boulevard and Ventura Boulevard, Topanga Gateway benefits from exceptional traffic exposure—more than 99,000 vehicles pass by daily, with an additional 234,000 cars traveling on the adjacent 101 Freeway.

“We love this center for its location, its affluent consumer base, and proven sales,” said Ryan Gallagher, managing partner and co-founder of Space Investment Partners. “Additionally, the seller did a great job repositioning the center, providing a pathway for escalating rents over time.”

Originally constructed in 1963 and recently renovated in 2024, Topanga Gateway is currently 97% leased. Major tenants at the center include Ralphs, The Container Store, and Petco.
