Southern Land Company has started construction on its first development in Houston, launching a large-scale mixed-use project at 2811 Kirby Drive in the Upper Kirby district. The plan calls for a pair of towers set above a shared parking podium, creating a vertically integrated office and multifamily destination with ground-level dining.

The project is designed to deliver approximately 953,000 square feet upon completion. At street level, the development will feature about 15,000 square feet of restaurant space, positioned to accommodate high-end dining concepts. This retail component is intended to activate the base of the towers and serve both building users and the surrounding neighborhood.

The office portion of the project will be housed in a 10-story tower known as 2811 Kirby. Within that structure, four floors will be dedicated to Class AA office space, totaling roughly 107,000 square feet. Stream Realty Partners has been engaged to lead leasing efforts for the office component, positioning the building to attract tenants seeking high-quality workspace in the Upper Kirby area.

The second tower, Lily River Oaks, will rise 38 stories as the development’s luxury multifamily community. Lily River Oaks is planned to include 331 apartments, among them 18 penthouses. The residential program emphasizes amenitized living, with spaces intended to appeal to both residents and office users in the project.

Amenities at Lily River Oaks will include rooftop indoor and outdoor areas on the 38th floor, highlighted by an outdoor pool deck with skyline views. The development will also incorporate a seventh-floor garden deck extending across both towers, creating shared open space at mid-level. Additional offerings on the seventh floor will include a residential spa, guest suites, and a fitness center that will be available to both residents and office tenants, reinforcing the integrated nature of the mixed-use design.

ANDRES Construction is serving as the general contractor for the project. The overall development is expected to be completed in 2028, adding a new office and residential option within the Upper Kirby district once construction is finished.
