JBG SMITH has secured a new experiential retail tenant at West Half, confirming that bar and billiards concept Skylark has leased a street-level space at the base of the firm’s 465-unit residential tower in Navy Yard. The deal adds a new entertainment-focused venue directly integrated into the mixed-use property, supporting ground-floor activation beneath the apartment community.

Skylark is planning to open its Navy Yard location this fall in a 3,948-square-foot interior space. The bar will feature pool tables, dart boards, and multiple screens for televised sports, positioning the concept as a social and recreation hub for building residents, nearby workers, and visitors to the neighborhood. In addition to the indoor program, the lease includes access to a private patio that spans nearly 2,000 square feet, described as one of the largest such outdoor spaces in Navy Yard.

The leasing assignment involved dedicated retail representation on both sides of the transaction. Amy Rice of Rice Retail Advisors represented JBG SMITH in negotiating the deal for the landlord. Jared Meier of CBRE represented Skylark, advising the bar on site selection and lease terms for its new location at West Half.

JBG SMITH framed the new lease as part of a broader effort to enhance the area’s retail mix and reinforce the neighborhood’s appeal. Dan Salcetti, Vice President of Commercial Asset Management at JBG SMITH, said Skylark’s arrival further strengthens Navy Yard as a place to live, work, and play and complements the experiential retail concepts the firm has been curating in the area. His comments underscored the strategy of using entertainment-driven tenants to reinforce the district’s existing energy and activity.

West Half was designed by New York-based ODA Architecture and is organized as a two-level retail podium with rental apartments positioned above. The property combines multiple floors of street-facing retail with 465 residential units on the upper levels, providing a built-in customer base for tenants like Skylark. With the addition of a large-format bar and game-focused venue at the building’s base, the project continues to build out its on-site amenity and retail ecosystem while adding another destination for Navy Yard’s broader community.
