**Seattle Apartment Community Sells for Over $17 Million in First-Time Market Offering**
Marcus & Millichap has announced the successful sale of The Saint Theodore on Roosevelt, a 47-unit apartment complex located at 6410 9th Ave NE in Seattle. The property changed hands for a total purchase price of $17,475,000.
The transaction was brokered by Jake Morse, Ryan Dinius, and Sidney Warsinske, investment specialists based in Marcus & Millichap’s Seattle office. The trio marketed the property on behalf of the seller, a limited liability company, and also secured and represented the buyer, an all-cash, out-of-state investor, also operating as a limited liability company.
“Our team was engaged by the original developer to bring this property to market for the first time,” said Morse. “Over a focused three-week marketing campaign, we conducted 23 tours, received 10 offers, and ultimately selected an all-cash, out-of-state buyer who closed the deal in just 42 days from contract to close.”
Built in 1999, The Saint Theodore features a mix of one-, two-, and three-bedroom units, with an average unit size of approximately 930 square feet. The property is situated in the Roosevelt neighborhood of Seattle, offering convenient access to amenities and transportation.
This marks a significant transaction in the Seattle multifamily market, highlighting continued investor demand and competitive activity for high-quality residential assets in prime urban locations.
