**Sares Regis Group Sells Chandler Apartment Community for $46 Million**
Sares Regis Group has sold Monument, a 163-unit apartment community located in Chandler, Arizona, for $46 million. The property was acquired by a private buyer with the help of a $24.6 million acquisition loan provided by NorthMarq Capital.
Originally purchased by Sares Regis in 2021 for $56.2 million, the asset is situated at 2300 West Pecos Road, approximately 23 miles southeast of downtown Phoenix. Constructed in 2014, Monument comprises five two- and three-story residential buildings set on a six-acre site.
According to Yardi Matrix data, the community features 105 one-bedroom units and 58 two-bedroom units, with floor plans ranging from 676 to 1,075 square feet. Resident amenities include a fitness center, business center, clubhouse, swimming pool, spa, and ground-level parking with 273 spaces.
Conveniently located near the interchange of Arizona State Routes 202 and 101, the community offers easy access to key destinations. It sits within one mile of the Chandler Regional Medical Center Emergency Room and is near several major retailers, including Walmart Supercenter, Whole Foods Market, Macy’s, Costco Wholesale, and T.J. MAXX.
