King Street Properties and its development partner GFP Real Estate reported that Rover Diagnostics has taken 15,763 square feet on the ground floor, where it will occupy a pre-built laboratory suite. The lease brings the 267,000-square-foot property to full stabilization, underscoring the building’s appeal to life sciences users seeking move-in-ready space.
According to King Street senior director Ed Jaram, the lease-up milestone reflects both the quality of the Innolabs asset and the ongoing demand for flexible laboratory environments. He noted that the property was designed to accommodate companies that need ready-to-go lab facilities to support research and development activity without extended build-out periods. The fully leased status indicates that the concept has resonated with the target tenant base.
Rover Diagnostics, the newest tenant, focuses on point-of-care PCR diagnostics. The company emphasizes rapid, accessible testing solutions, with a particular concentration on advancing women’s health. While financial terms of the lease were not disclosed, the company will join a roster of other life sciences users at Innolabs in a configuration tailored specifically to its laboratory needs.
The leasing transaction involved representation from JLL on both sides. Tom Burrus of JLL brokered the deal on behalf of Rover Diagnostics, while Bill Harvey and John Cahill, also of JLL, represented ownership. Their work concluded the lease-up of the remaining ground-floor space in the building, completing the property’s tenant mix.
Innolabs’ full occupancy highlights the role of specialized, lab-ready buildings in meeting the requirements of diagnostics and biotechnology firms.
