Roswell and The Atlantic Companies Finalize Land Swap for Hillrose Market Mixed-Use Redevelopment
The City of Roswell and The Atlantic Companies have finalized a land swap to pave the way for the Hillrose Market mixed-use redevelopment project. The development plan features a 75,000-square-foot retail village comprised of six buildings, a new office building, and the adaptive reuse of the former Roswell Police Department. The repurposed facility will be transformed into a dynamic mixed-use hub with ground-floor retail and second-floor office space.
Both exchanged properties were appraised at $4.79 million, which the city reported as fair market value for the commercial area designated under a ground lease. Under the agreement, Roswell will lease the land to The Atlantic Companies for 50 years, with an option to extend the lease for an additional 50 years.
The Hillrose Market project will also include 143 luxury apartments and 16 townhomes, along with approximately 75,000 square feet of combined retail and office space.
Construction is expected to begin next year.
