Rosewood Property Company has secured zoning approval from the Plano City Council for Heritage Creekside, a 156-acre mixed-use project located near the intersection of U.S. 75 (Central Expressway) and President George Bush Turnpike. The entitlement action formalizes a revised vision for the site that shifts the program away from a heavier office and hotel mix toward a broader range of residential and experiential uses.

Under the updated plan, Rosewood is scaling back much of the previously planned office and hotel space and substituting entertainment, retail, restaurant and mixed-use housing components. The development is planned to offer a mix of for-rent and for-sale residential options alongside neighborhood-serving commercial uses, positioning Heritage Creekside as a multi-phase, master-planned district rather than a single-asset project.

Planned uses at Heritage Creekside include multifamily apartment homes, several hundred single-family homes and townhomes, as well as retail and restaurant space aimed at serving nearby residents and workers. The master plan also reserves a corporate office component along Custer Road with capacity for up to 300,000 square feet of office space, maintaining an employment-oriented element within the broader residential and entertainment focus.

Heritage Creekside already has an operating retail and restaurant lineup that includes Taco Joint, Pax & Beneficia, Flying Fish, Rodeo Goat, Crossroads Diner and Orangetheory Fitness. These tenants help establish the project’s identity as a dining and lifestyle node while additional phases of the master plan continue to build out.

On the residential side, Rosewood has delivered The Ludlow, a 326-apartment home property within Heritage Creekside. Another residential community, The Buckley, is nearing completion at 600 Kissimmee Dr., adding to the project’s existing housing stock. These multifamily assets serve as early anchors for the mixed-use environment envisioned in the approved zoning framework.

The combination of new residential supply, neighborhood retail and restaurant space, and future corporate office capacity positions Heritage Creekside as a long-term, phased development. With zoning approvals now in place for the revised program, Rosewood has the regulatory foundation to continue executing its vision for the 156-acre site over time.
