Developers across the nation are embracing a new trend of repurposing historic flour mills and textile factories, rather than demolishing them. In Charlotte, a 400,000-square-foot mill will soon be transformed into The Thread – an adaptive reuse project by developer Keith Corp.

The first phase of this project is set to open in December and will feature 170,000 square feet of office space and 30,000 square feet of ground-floor retail. Mayfair Hospitality has already signed on as a tenant for the site with plans to offer various attractions such as restaurants, bowling alleys, mini golf courses and live shows in their allotted 16,771 square feet.

With an estimated investment of $55 million for its initial phase alone , The Thread is expected to bring new life to this century-old building. Phase two will include loft apartments along with more retail space , potentially requiring an additional investment of $100 million .
