The Phillips Place shopping center in Charlotte has officially been listed for sale. Berkeley Capital Advisors is handling the listing for the 134,637-square-foot mixed-use property, located at 6800 Phillips Place Court.
Originally developed by Lincoln Harris in 1997, the center occupies 15.4 acres. Former Lincoln Harris CEO Johnny Harris continues to hold majority ownership, while The Village Collection joined as a co-owner in 2022.
Berkeley Capital Advisors’ team—Rad von Werssowetz, Rob Carter, Will Walton, and Payne Thrift—are the agents on the listing. Phillips Place features a dynamic mix of retail and dining options, including RH Charlotte, Ralph Lauren, LoveShackFancy, J.Crew, and Jenni Kayne.
The center underwent a $50 million renovation beginning in 2020 and is currently 95% occupied. The property boasts a pro forma net operating income of nearly $6.4 million. According to the listing, the three most recent leases command average rents of approximately $100 per square foot.
