**Residential Construction Driving Development Surge in Downtown Seattle**
Construction and investment activity are continuing to transform downtown Seattle, solidifying the urban core as the city’s primary residential center and a major force in its ongoing economic recovery. According to the Downtown Seattle Association’s 2025 Year-End Development Guide, the city’s central district is once again leading the way in growth.
The report, presented in collaboration with Mortenson, reveals that nearly 8,500 residential units were under construction citywide at the end of 2025. Of that number, approximately 40%—or 3,325 units—were being built in downtown Seattle. This volume ranks Seattle second among peer cities in terms of downtown residential units under construction.
In 2025 alone, Seattle added more than 1,600 new residential units, placing it third among comparable U.S. downtowns. Notably, three of the ten largest residential projects currently underway in peer downtowns are located in Seattle.
Throughout the year, downtown Seattle saw the completion of ten new projects, a combination of residential buildings, a new hotel, and additional affordable housing. As of December 2025, twelve projects remained under construction, totaling 3,325 residential units, 247 hotel rooms, and 1 million square feet of commercial space.
This surge in development activity underscores downtown’s pivotal role in Seattle’s growth and signals continued momentum into the future.
