Related Companies is seeking a rezoning approval from the City of Austin to move forward with plans for a large-scale mixed-use development. The proposal includes nearly 600,000 square feet of office space, approximately 950 residential units, a 225-room hotel, and 135,000 square feet designated for restaurants, grocery stores, and retail establishments.
The development would be located on a 6.5-acre site near the intersection of South Congress Avenue and East Riverside Drive. As part of the rezoning request, Related Cos. is asking for permission to build structures up to 650 feet in height at the center of the property, with a 500-foot height limit along the edges.
Currently, the site is occupied by a two-story office building, a five-story office building, the South Congress Square Apartments, and the well-known venue Ego’s karaoke bar.
According to reports, the goal of the project is to create an integrated cluster of buildings that are activated throughout the day, supporting a dynamic urban environment. However, even if the rezoning is approved, construction is not expected to begin immediately. The development process could take at least two years for site planning and permitting, followed by securing financing.
