Related Cos. is pursuing a rezoning from the City of Austin to develop a large-scale mixed-use project near the intersection of South Congress Avenue and East Riverside Drive. The proposed plan includes nearly 600,000 square feet of office space, approximately 950 residential units, a 225-room hotel, and 135,000 square feet dedicated to restaurants, grocery, and retail establishments.

As part of the rezoning request, Related is also seeking approval for building heights of up to 650 feet at the center of the site and up to 500 feet along its perimeters. The development would span approximately 6.5 acres.

According to the Austin Business Journal, the vision for the project is to create a cohesive cluster of buildings that remains active throughout the day, contributing to a vibrant urban environment.

The current site includes a two-story and a five-story office building, the South Congress Square Apartments, and Ego’s karaoke bar. If the rezoning is approved, the exact timeline for construction remains uncertain. Related would likely spend about two years in the site development phase before securing financing and breaking ground.
