Reframe Systems has joined with development firm Cabot, Cabot & Forbes (CC&F) to place a modular Reframe unit on the construction site of The Bolt, a 180,000-square-foot innovation and manufacturing center rising in Woburn along the New Boston Corridor. The compact structure is being used as an onsite marketing and sales office while the main project advances through its build-out.

The Reframe unit totals 554 square feet and was delivered and installed directly at The Bolt site. During the construction phase, it functions as a high-end sales and leasing hub for CC&F, giving the developer a dedicated environment to meet with prospective users and stakeholders. Construction of The Bolt is expected to wrap up in the second quarter of 2027, with the modular unit remaining in place throughout that period.

Once The Bolt reaches occupancy, the Reframe structure is planned to transition into an accessory dwelling unit, providing a second life as permanent housing. That repurposing is built into the deployment strategy, allowing the same unit to support pre-occupancy commercial activity and later serve as a residential asset.

The modular building is conceived as a full-scale prototype for The Bolt, closely echoing the main project’s design language. According to Reframe, the unit incorporates the same metal panel treatment, window colors and finishes that will be used on the larger facility, effectively operating as a compact preview of the completed development.

Inside, the unit is programmed with a conference room, kitchenette, bathroom and a flexible space that can function as either an office or a bedroom. This layout enables CC&F to test materials, interior finishes and workflows in a real-world environment before scaling those choices across the 180,000-square-foot complex. The approach allows both companies to refine design and operational decisions while the main building remains under construction.

By combining a sales and leasing center with a future residential role, the Reframe installation demonstrates how modular components can be integrated into the lifecycle of a ground-up project. The Bolt’s development team is using the prototype to align aesthetics, performance and user experience between the temporary marketing suite and the eventual innovation and manufacturing facility.
