**Reclamation Partners Acquires Value-Add Industrial Asset in Avon, MA**
Boston-based Reclamation Partners, in collaboration with Fox Capital Partners, has acquired a 74,300-square-foot light industrial facility located at 660 Bodwell Street in Avon, Massachusetts. The property lies within the desirable Route 128 South industrial submarket. The terms of the transaction were not disclosed.
The single-tenant building, situated on a 4.9-acre parcel, marks a strategic value-add acquisition in one of the most densely populated industrial corridors in the region. The transaction was completed off-market and includes a six-month sale-leaseback agreement with the previous owner, Research Packaging Inc.
Following the lease expiration, Reclamation plans to implement a wide-ranging capital improvement program. Planned upgrades include modernized office interiors, a white box renovation of the warehouse, and enhanced HVAC and electrical systems.
“This transaction reflects our value-add operating playbook—acquiring well-located infill industrial assets at compelling bases and enhancing them through targeted capital improvements to maximize leasing outcomes and long-term value creation,” said Matthew McCarthy, managing partner at Reclamation.
The acquisition supports Reclamation’s ongoing strategy of identifying and repositioning underutilized industrial assets in core urban markets.
