**Real Capital Solutions Acquires First Financial Center in Cincinnati for $59M**
Real Capital Solutions (RCS) has acquired First Financial Center, a 31-story, Class A office tower located at 255 E. Fifth Street in downtown Cincinnati, Ohio, for $59 million.
“First Financial Center exemplifies the type of opportunity RCS seeks across the country,” said Adam Abeln, Chief Acquisitions Officer at Real Capital Solutions. “It’s a premier, well-located asset with durable income streams, strong tenant retention, and long-term value potential.”
The high-rise property spans 551,836 square feet, including 523,213 square feet of office space and 28,623 square feet of retail. It serves as a prominent fixture within Cincinnati’s central business district.
The acquisition also includes a seven-story parking garage with 1,233 spaces, serving tenants of the building, the neighboring PNC Center, as well as visitors and eventgoers in the area.
Currently 91.66% leased, First Financial Center hosts a mix of 17 tenants, including three company headquarters that together occupy 65% of the leased space. Financial and legal services firms make up over 75% of the tenancy. The purchase price reflects a discount of more than 75% compared to the property’s estimated replacement cost.
