RangeWater Real Estate is expanding its Charlotte-area portfolio with plans for a new garden-style multifamily community in the NoDa neighborhood. The company recently acquired a site at 200 Atando Ave. and intends to add more than 300 apartment units to the arts district’s growing pipeline of residential development.
NoDa, short for North Davidson, is described as a historic arts district located along North Davidson Street in Charlotte. The area has emerged as a focal point for new investment and construction, and the planned project by RangeWater is positioned as another sizable contribution to the neighborhood’s housing stock.
According to reporting from the Charlotte Business Observer referenced in the announcement, RangeWater, together with partner ParkProperty Capital, is preparing to break ground this month on a 316-unit garden-style apartment community. The development will be organized across six four-story residential buildings, supported by a single-story clubhouse that will serve as an amenity hub for residents.
The unit mix is planned to include studios along with one-, two- and three-bedroom layouts, targeting a range of household sizes and price points within the multifamily segment. Amenity programming for the project is expected to feature a swimming pool, an indoor fitness center complemented by an outdoor fitness lawn, multiple courtyards and landscaped green spaces, a dedicated dog park and an outdoor kitchen area designed for resident gatherings.
The project timeline calls for an initial phase of units to be ready for residents as early as mid-2027, subject to construction progress and leasing activity, with full completion and delivery of all units targeted for March 2028. Poole & Poole Architecture has been engaged as the architect for the development, providing design services for the residential buildings and common areas.
This new community represents RangeWater’s 10th development project in the Charlotte metro, underscoring the firm’s ongoing focus on the region’s multifamily sector. With the addition of more than 300 units to NoDa’s pipeline, the project contributes to the continued build-out of one of Charlotte’s most active urban districts for new residential development.
