Riverside Investment & Development has finalized a lease with quantitative hedge fund Qube Research & Technologies for a full floor at BMO Tower in Chicago. The agreement covers 29,067 square feet on the building’s 39th floor at 320 South Canal, giving Qube an entire high-rise floor within the recently delivered office tower.
The lease supports Qube’s U.S. growth strategy, with the firm establishing a new Chicago office as part of a broader domestic expansion. According to prior reporting from Crain’s, the London-based company is building out its presence across key U.S. financial markets, and the Chicago location will complement existing offices in New York and Houston.
Riverside’s internal team led the building-side negotiations, with Christy Domin, Daniel Heckman, and Drew Nieman representing BMO Tower in the transaction. On the tenant side, JLL’s Patrick Schenk, Matt Carolan, and Ronnie Deyo represented Qube, advising the hedge fund on its Chicago site selection and lease terms for the full-floor space.
BMO Tower, also known by its address at 320 South Canal, was delivered in early 2022 and rises 52 stories above Chicago’s West Loop business district. The tower is described as a trophy office asset positioned directly across the street from Chicago’s Union Station, a key commuter and intercity rail hub. The property features market-leading amenities intended to serve modern office users and support tenant attraction and retention.
The tower has continued to build its roster of financial and professional services tenants since opening. Notable recent leases at the property include Arch Insurance, Maximum Independent Brokerage, Brown Brothers Harriman, and NextGen Growth Partners. With the addition of Qube’s full-floor commitment, 320 South Canal is now reported to be 84% leased, underscoring ongoing demand from institutional and financial tenants for higher-quality office product in this segment of the Chicago market.
The Qube lease demonstrates further leasing momentum at a relatively new downtown Chicago office tower, reinforcing the building’s positioning as a destination for investment, insurance, and financial services firms seeking modern space with strong transit access and contemporary amenities.
