PREMIER Design + Build Group has started construction on a new Linx Global Manufacturing facility in Niles, Illinois, marking the beginning of a ground-up industrial and R&D project for the global manufacturer. The facility is being tailored to support Linx’s specialized production and research needs while bringing modern industrial capacity to the local market.

The project calls for an 82,125-square-foot building complemented by an additional 18,000 square feet of production mezzanine space. The design combines a contemporary office environment with a highly technical factory setting, aligning corporate, engineering, and production functions under one roof. The new facility is intended to expand Linx’s research and development activities and deepen its presence in the medical, advanced packaging, and electromechanical assembly sectors.

Within the building, Linx will gain access to a series of specialized spaces designed for precision manufacturing and product development. Plans include a wet lab, a quality control lab, and a 3D print room, along with dedicated support areas that backstop production and R&D workflows. These spaces are being configured to support both current and future operational needs as the company advances its product pipeline.

To handle complex manufacturing processes, the facility will incorporate overhead material handling capabilities that facilitate efficient movement of inputs and finished goods across the production floor. The program also includes an expanded tank farm featuring 10 silos for raw materials, giving Linx increased on-site storage and process flexibility. A modular utility distribution system is being integrated into the building design to deliver adaptable power and utility infrastructure as production requirements evolve.

PREMIER is delivering the project in collaboration with several project partners. Heitman Architects is providing architectural services, while Spaceco Inc. is contributing to site and civil work. MK Industries Inc., Swift Structural Design, and Connelly Electric are also engaged on the project team, supporting various structural, industrial, and systems components of the build.

Substantial completion of the Linx Global Manufacturing facility is targeted for the first quarter of 2027. Upon delivery, the building is expected to provide Linx with an expanded platform for global product development and contract manufacturing activity, while adding a new, purpose-built industrial asset to the Niles industrial inventory.

Separately, Connect Industrial Midwest is scheduled for Tuesday afternoon, March 10, 2026, at Joe’s Live in Rosemont, Illinois, where Prologis Chief Operating Officer Carter Andrus is slated to appear as the keynote interview.
