The company, known for designing major sports and entertainment venues, has occupied space in the building for the past five years and continues to use the address as its New York office hub.
The firm now leases approximately 16,500 square feet on the 14th floor of the Starrett-Lehigh Building, located at 601 W. 26th St. in Manhattan’s Midtown South. The total footprint reflects a combination of a lease renewal on its existing premises and a new expansion within the same floorplate, allowing Populous to grow while maintaining operational continuity in its current location.
According to details provided, Populous extended the term of its roughly 10,000-square-foot original space through a three-year renewal. At the same time, the firm committed to an additional 6,500 square feet under a separate lease with a seven-year term. The structure of the two agreements effectively blends short- and medium-term commitments, increasing the tenant’s overall leased area at the building.
RXR manages leasing efforts at Starrett-Lehigh internally and was represented in this transaction by Denise Rivera. The in-house representation underscores RXR’s direct involvement in tenant relationships at the property, particularly with creative and design-oriented users such as Populous.
