**Plumas Bank Property in Susanville Sold for $4.7 Million**
SRS Real Estate Partners has announced the $4.7 million sale of a Plumas Bank-occupied property located at 3000 Riverside Drive in Susanville, California. The 5,440-square-foot building, which was renovated in 2021, is secured by a new 15-year absolute triple net lease backed by Plumas Bank’s corporate guarantee.
Vice President Alexander Moore of SRS Real Estate Partners and Executive Vice President Jeff Lefko of Hanley Investment Group represented the seller, a private investment group. The buyer is a private investor based in San Diego.
“This property is an ideal, management-free investment for a passive investor with a rock-solid Plumas Bank corporate-guaranteed lease,” said Moore. “Our team has continued to see increased interest from net lease investors for Plumas Bank assets. The bank recently expanded its regional footprint through the acquisition of another regional community bank in Northern California, adding four branches and increasing their total assets to $2.3 billion.”
The property sits within a primary retail corridor in Susanville, further enhancing its appeal as a stable investment.
