PEG Cos. has opened the AC Hotel Scottsdale Old Town, adding a new Marriott-branded hospitality asset to Scottsdale’s Old Town district. The six-story AC Hotels by Marriott property is located at 7117 E. 3rd Ave. in Scottsdale and brings a contemporary, limited-service offering to the area under Marriott’s AC flag.
The hotel comprises 168 guest rooms and incorporates several of the AC brand’s signature features. These include the AC Lounge, designed as a combined social and work space for guests, and the AC Kitchen, which serves as the primary on-site dining area for breakfast and other meal periods as determined by the operator. The property also offers a 24/7 fitness center, giving guests round-the-clock access to exercise facilities.
Rooftop amenities are a core part of the new hotel’s program. The building is topped by a rooftop pool that provides outdoor leisure space for guests, along with dedicated meeting and event rooms that support small group gatherings and corporate or social functions. These meeting areas, together with the common spaces on the ground and rooftop levels, position the hotel to serve both business and leisure travelers.
A notable food-and-beverage component at the property is Cielito, a rooftop bar and restaurant created in collaboration with The Wayfaring Group. Cielito is programmed with approximately 70 seats, giving the hotel a branded lounge and dining option with views from the upper level. This partnership adds an additional operator to the project beyond the core hotel brand and development team.
Parking and access have been addressed with a three-level underground parking garage beneath the hotel, providing structured parking for guests and visitors. The hotel is also pet-friendly, offering accommodations for guests traveling with small dogs weighing up to 50 pounds, reflecting ongoing demand for pet-inclusive travel options.
The project’s design team includes architecture and interior design firms Gensler and Edge ID, which were responsible for the property’s architecture and interiors. Okland Construction served as the general contractor, delivering the six-story structure and its below-grade parking components. The coordinated effort among designer, builder and developer resulted in the recent opening of the hotel.
PEG Cos. has an established track record in the hospitality sector. According to the firm, it has developed more than 8,500 hotel rooms across 23 states and provinces, indicating an active development platform with geographic diversification. The completion and opening of AC Hotel Scottsdale Old Town extends PEG’s portfolio with another Marriott-branded asset in a walkable, amenity-rich urban environment.
The opening occurs against a broader backdrop of capital allocation discussions in Greater Phoenix. Connect Phoenix Multifamily, SFR & BTR, scheduled for April 8, will convene regional leaders to examine reinvestment strategies, redevelopment feasibility, operational repositioning and amenity return on investment amid cost pressures, municipal constraints and submarket divergence. The event will explore how investors and developers are approaching deployment of capital in the current environment.
