**Pantzer Properties Acquires Woburn Apartment Complex for $131 Million**

Pantzer Properties, a New York-based investment firm, has acquired a 289-unit multifamily property in Woburn, Massachusetts, for $131 million. Originally known as Emblem 120, the property has been rebranded as The Point Woburn. It is the newest addition to Pantzer’s growing “The Point” portfolio, which includes apartment communities in five other Boston suburbs.

The seller was a joint venture between Toll Brothers, a prominent homebuilder, and an affiliate of The Carlyle Group. Built in 2020, the six-story complex is located at 120 Commerce Way in a mixed-use area near the Anderson/Woburn station. The station offers access to the MBTA Lowell Line and Amtrak’s Downeaster service, making the location a convenient hub for commuters.

While Toll Brothers continues to manage other residential properties in the region, the Anderson/Woburn station area itself may soon undergo changes. The state is currently soliciting developer interest to potentially redevelop the 26-acre site. Proposals are due by March 24.

This acquisition strengthens Pantzer Properties’ footprint in the Greater Boston area and reflects ongoing investor interest in well-situated transit-oriented developments.
