**Owner-User Acquires Vacant Industrial Condo in Lawrence, MA**
Marcus & Millichap has announced the successful sale of an 11,110-square-foot industrial condominium located at 678 Andover Street, Unit 1, in Lawrence, Massachusetts. The property sold for $1,950,000 to Foremost Trading.
“This property was an attractive opportunity for owner-users given its vacancy and prime location just minutes from Interstate 93 and Interstate 495,” said Mattias Edenkrans, associate investments at Marcus & Millichap. “The combination of a strategic location and increasing rents in the industrial park helped prospective buyers recognize the long-term value of the asset.”
Edenkrans, along with investment specialists Harrison Klein and Luigi Lessa of the firm’s Boston office, represented the private seller and secured the buyer.
The single-story industrial condo, originally built in 1981, features two loading docks, a 14-foot clear height, and 21 surface parking spaces. It is conveniently located near retail and service amenities along Andover Street.
