Greystar and the University of Mississippi are partnering on a new student housing development in Oxford, supported by a $101 million financing package structured as tax-exempt bonds. The project is located on the site previously occupied by Kincannon Hall and is being delivered as an on-campus residence option for Ole Miss students.
Provident Resources Group is serving as the project owner and the borrower on the tax-exempt bond issuance, while Raymond James is acting as the bond underwriter. The capital stack described centers on the bond financing structure, which is intended to support delivery of a large-scale residence hall directly on university land.
At full build-out, the project is slated to add 1,282 beds of semi-suite-style student housing. The development is being timed to open in conjunction with the 2027-28 academic year, positioning the residence hall to serve future enrollment cycles at the University of Mississippi. The project is characterized as one of several similar efforts Greystar has executed with universities in recent years.
This initiative represents Greystar’s fifth on-campus partnership closed during the 2025-26 period and its second collaboration with a flagship university. The structure underscores the use of public-private partnerships in student housing delivery, with the university, a private developer, a nonprofit owner, and capital markets participants each playing defined roles.
Construction of the new Kincannon Hall will involve Modern Living Solutions, Greystar’s modular construction business. Building sections will be manufactured at Modern Living Solutions’ factory in Knox, Pennsylvania, before being transported to Oxford for assembly on the university campus. Greystar highlights modular delivery as a way to shorten construction timelines and reduce overall project costs relative to conventional methods.
The design team for the residence hall is led by WDG, which is providing architectural services for the project. WDG is being supported by local architect CDFL, adding regional expertise to the planning and design process. Together, the development, ownership, design, and construction teams are aligning around a schedule that targets completion in advance of the 2027-28 academic year.
The project illustrates continued investment in purpose-built student housing on university campuses, leveraging tax-exempt bond financing and modular construction to scale bed capacity. With 1,282 beds planned on a former residence hall site, the new Kincannon Hall is expected to materially expand the on-campus housing inventory available to Ole Miss students once it is completed.
