**Former Aurora Horse Stables to Become Affordable Housing Community**

Grovewood Community Development has announced plans to transform a 4.79-acre site in Aurora, Colorado — formerly home to the historic Aurora Horse Boarding Stables — into a vibrant affordable housing community.

The $66 million development will feature 134 affordable rental units, offering a mix of one-, two-, and three-bedroom apartments. The site, successfully rezoned from R1 to R4 in 2024, is located within a Qualified Census Tract (QCT), making it a strategic location for low- to moderate-income housing.

Design elements for the new community will pay homage to the site’s equestrian past, incorporating walking trails, play areas, community gardens, and indoor gathering spaces. The development is situated adjacent to Exposition Regional Park and a City Recreation Center, providing residents with access to green space and local amenities.

Phase I of the project will include 85 family units, aimed at households earning between 30% and 80% of the area median income (AMI), with an average tenant income of 56% AMI. Construction is scheduled to begin in the fourth quarter of 2025. A second phase will bring an additional 49 units designated for seniors aged 62 and up.

Funding for the project will come from a variety of sources, including an Impact Development Fund land acquisition loan, City of Aurora CDBG/HOME/PAB funds, Colorado Proposition 123 resources, 4% Low-Income Housing Tax Credits (LIHTC), and state LIHTC funds.

This redevelopment effort reflects a growing trend of transforming underutilized or historic properties into much-needed affordable housing options.
