**Lone Star Real Estate Fund VI Completes Multifamily Sale Across Texas**
Lone Star Real Estate Fund VI has completed the sale of three multifamily properties located in Texas to three separate buyers. While the financial details were not made public, the total portfolio included 606 units. These included:
– A 208-unit garden-style community built in 2004, located in Lubbock, TX.
– A 214-unit garden-style community built in 2013, located in Midland, TX.
– A 184-unit garden-style community, also in Lubbock, TX, built in 2004.
Lone Star had acquired all three properties in 2022.
**On Q Property Management Expands to Austin**
On Q Property Management has officially opened its second Texas office in Austin, located at 2631 Gattis School Road, Suite 100, in Round Rock. This follows the company’s expansion into the Dallas area in 2023. Founded in 2010, the company has managed to maintain a consistent flat-fee pricing structure for over 15 years. Today, On Q manages more than 7,000 properties nationwide, including over 1,000 across Texas.
**NRG Park to Benefit from $55 Million in Capital Improvements**
The Harris County Sports and Convention Corporation, which oversees NRG Park, has approved a draft capital improvement plan totaling around $55 million. This decision follows a 2024 facility condition assessment that identified $1.9 billion in deferred and necessary maintenance over the next 30 years. The improvements come as NRG Stadium prepares to host seven matches during the 2026 FIFA World Cup.
**TruFit Athletic Clubs Expands in San Antonio**
TruFit Athletic Clubs has announced the opening of a new facility in San Antonio at the Lockhill Village Shopping Center, located at 2323 Lockhill Selma Road. The site was formerly occupied by Gold’s Gym and will become TruFit’s eighth San Antonio location. Scheduled to open by year-end, the 35,000-square-foot club will include modern fitness equipment, a Kids Club, boutique-style HIIT studios, a women-only workout space, and a Relax & Recovery Zone.
**Marcus & Millichap Brokers Hotel Sale in Spring, TX**
Marcus & Millichap successfully brokered the sale of an 85-room Fairfield Inn & Suites located in Spring, Texas. The property, situated on 1.75 acres at 24485 Interstate 45, was built in 2013. Rajan Patel of Marcus & Millichap’s Houston office exclusively represented the seller, Paramount Spring Group LLC, and also procured the buyer, Prem Hospitality Enterprise. The sale was further supported by team members Allan Miller, Chris Gomes, and Skyler Cooper of the Miller-Gomes Hotel Team.
