The Neuhoff District in Nashville’s Germantown neighborhood is advancing plans for another office high-rise, with a 15-story tower under consideration as the next addition to the mixed-use campus. The new building is envisioned as part of the broader Neuhoff redevelopment, which is repositioning a former meatpacking facility along the Cumberland River into a large-scale urban destination.
The Neuhoff District is described as a major mixed-use adaptive reuse project that spans 7 acres and totals approximately 1.3 million square feet at full buildout. The initiative is led by New City Properties alongside S9 Architecture, with JE Dunn overseeing construction activities. The project is transforming what was once an industrial meatpacking plant into a contemporary environment that combines office, residential, and retail space in a riverfront setting.
As currently planned, the proposed 15-story office tower would physically connect to an existing 14-story office building on the site. The linkage between the two buildings is expected to be achieved via a skybridge, creating a more unified office component within the campus and potentially improving internal circulation between towers.
Neuhoff’s office footprint is already active, with two existing office buildings on the campus offering around 388,000 square feet of office space. At one of the current Neuhoff office properties, Oracle recently committed to a significant lease, taking approximately 116,000 square feet. That lease underscores tenant demand for space within the project and adds further momentum to the ongoing redevelopment.
Beyond the contemplated 15-story tower, Neuhoff’s next phase is slated to bring a broader program mix to the property. Plans call for additional retail space, a seven-story office building with roughly 234,000 square feet of office area, and a six-story residential building totaling 319 apartment units. Together, these elements will expand both the daytime and nighttime population on the campus and further integrate office, residential, and retail uses within the former industrial site.
While detailed timelines, financing structures, and delivery dates for the upcoming phases were not disclosed, the scope of the project highlights the continued repositioning of riverfront industrial land in Germantown into a large-scale, mixed-use district centered around office and multifamily development.
