**Middleburg Expands Portfolio with New Apartment Project in Pasco County**
Middleburg is expanding its footprint in Pasco County with the development of Mosby at the Preserve, a new 266-unit gated apartment community. Located in Odessa, the project will be part of the second phase of the Preserve Marketplace, a 34-acre retail development anchored by Publix Super Markets. Publix previously acquired the site in 2019 for $6.8 million.
Mosby at the Preserve will be situated on a 10-acre parcel at the intersection of Preserve Marketplace Boulevard and South Branch Boulevard. The development will feature five residential buildings, each containing between 40 and 60 units. Floor plans will include a mix of one-, two-, and three-bedroom layouts.
Residents will enjoy a suite of amenities, including a clubhouse, an amenity center, a swimming pool, an activity yard, and a dedicated dog park.
This latest project is part of Middleburg’s growing presence in the region. In 2024, the developer started and completed nearly 600 units across two communities, Hamlet at Avalon Park and Mosby at Avalon Park. Most recently, the firm acquired land and secured financing for a 330-unit luxury apartment complex in nearby Spring Hill.
Middleburg continues to grow its portfolio of multifamily developments throughout Florida, with Pasco County emerging as a key focus area.
