Marcus & Millichap has successfully completed the $3.7 million sale of a 49-unit multifamily portfolio in Muncie, Indiana.
“The buyer was motivated to acquire this asset as part of a strategic effort to expand their Muncie portfolio and achieve greater operational efficiencies through added scale in the market,” said Aaron Kuroiwa, Senior Managing Director Investments at Marcus & Millichap. “The location, existing improvements, and remaining value-add potential made this a compelling investment opportunity.”
Kuroiwa, along with Austin Meeker—both investment specialists in the firm’s Indianapolis office—exclusively marketed the property on behalf of the seller, Streeter25, LLC. The buyer was identified as Deed Holdings – 5050, LLC.
The portfolio includes two properties:
– **Streeter Court Apartments**, located at 111 E. Streeter Ave., built in 1994, comprising 25 units with a mix of one-, two-, and three-bedroom apartments.
– **Randy’s Court**, located at 222 W. Centennial Ave., built in 1978, consisting of 24 two-bedroom, one-and-a-half-bath townhomes.
The acquisition aligns with the buyer’s strategic goals of increasing scale and operational efficiency within the Muncie market.
