**Manulife and TruAmerica Launch $1B Affordable Housing Venture**

Manulife Investment Management (Manulife IM) and TruAmerica Multifamily have announced the formation of a $1 billion joint venture focused on affordable housing. The new platform, named Anchor Point Residential, marks a significant expansion of both firms’ affordable housing initiatives and includes the acquisition of general partner interests in a diverse portfolio of high-quality, income-restricted properties supported by Low-Income Housing Tax Credits.

Anchor Point Residential will make its debut with the purchase of a 51-property portfolio comprising 6,000 units. The properties, built between 2003 and 2023, are located in major metropolitan areas across California, Texas, and Washington, including Los Angeles, San Diego, Orange County, Sacramento, Bakersfield, Austin, Houston, and the Dallas-Fort Worth metroplex.

“This acquisition, in partnership with trusted and mission-aligned Manulife IM, represents a natural extension of our commitment to preserving high-quality housing that working families can afford,” said Noah Hochman, Co-CIO and Head of Capital Markets at TruAmerica Multifamily.

The first phase of the transaction successfully closed in August, with additional phases expected to follow throughout the fall.
