**Ahold Delhaize USA to Lease $475M Automated Distribution Center in Burlington, NC**
Ahold Delhaize USA, owner of the Food Lion grocery chain, has announced plans to lease a highly automated grocery distribution center in Burlington, North Carolina. The total cost of the new warehouse facility is projected to reach $475 million.
The initiative is being executed under a triple-net lease agreement with Blackstone Credit & Insurance, which will own the facility and fund 100% of construction costs. Upon completion, Ahold Delhaize USA will lease the facility on a long-term basis, with an option to purchase the site in the future under predetermined terms.
This development follows a previously announced plan in October 2025 by Ahold Delhaize USA and ADUSA Distribution to invest $860 million in the construction of a highly automated distribution center in Burlington, located in Guilford County. The new facility will add more than one million square feet of distribution infrastructure and is designed to support the delivery of fresh and frozen grocery items to Food Lion stores across the region.
Construction is slated to begin in the first quarter of 2026, with operations expected to commence in 2029. Once operational, the facility is anticipated to employ over 500 associates.
