**MacKenzie Brokers $3.7M Sale of Baltimore Warehouse and IOS Site**
MacKenzie Commercial Real Estate Services has announced the sale of 25 Thomas Avenue in Baltimore City, a 21,000-square-foot industrial property including a significant outdoor storage component. The transaction closed at $3.7 million with the buyer remaining undisclosed.
Formerly owned by Mid Atlantic Express, LLC, the asset includes approximately 2.5 acres of industrial outdoor storage (IOS) space. MacKenzie Senior Vice Presidents and Principals Andrew Meeder, Daniel Hudak, and Matthew Curran represented the seller. Luke Wilson of CBRE acted on behalf of the buyer.
“The main building’s current configuration and former use as a truck terminal matched the real estate requirements of the new owner,” said Curran.
The property features a 14,600-square-foot truck terminal with 44 loading docks, two drive-in doors, and 14-foot ceiling heights. In addition, it includes a 5,000-square-foot service and repair facility with four drive-in doors, and a 1,200-square-foot shop building outfitted with three drive-in doors.
This sale underscores the ongoing demand for well-situated industrial assets with outdoor storage capacity in the Mid-Atlantic region.
