**Lovett Industrial Breaks Ground on 668,000 SF Industrial Project in Southeast Houston**

Lovett Industrial has commenced construction on SouthPort 45, a 668,000-square-foot speculative distribution development located near Ellington Airport in southeast Houston. The project is being developed in partnership with equity partner PCCP LLC, with construction financing provided by Southside Bank and American National Bank of Texas.

SouthPort 45 will include three distinct buildings: a 395,657-square-foot cross-dock warehouse, and two front-load facilities comprising 176,452 square feet and 95,968 square feet, respectively. The smallest available unit in the complex will be 30,000 square feet.

Each warehouse will feature a 2,500-square-foot office build-out, dock levelers, warehouse lighting, dock-high doors, and clear heights ranging from 32 to 36 feet.

The project design is led by Powers Brown Architecture, with Harvey Cleary serving as the general contractor and ALJ Lindsey acting as the civil engineer. The development is scheduled for completion in the third quarter of 2026.

JLL’s Richard Quarles, Joseph Berwick, and Mark Nicholas are leading leasing efforts for the property.

SouthPort 45 marks Lovett Industrial’s 13th development in the Greater Houston region.
