### Lincoln Property Company JV Completes University District Office Tower
Lincoln Property Company and joint venture partner Intercontinental Real Estate Corporation have completed construction on a 263,000-square-foot office tower in Seattle’s University District.
Formerly known as the U District Station Building, the newly opened development is now called the Gateway Building. The University of Washington has pre-leased 133,000 square feet to support its innovation and research activities. Located at 4328 Brooklyn Avenue NE, the Gateway Building stands 13 stories tall and sits above the U District light rail station.
Designed by Perkins&Will, with GLY Construction serving as the general contractor, the Gateway Building offers 123,000 square feet of remaining Class A office space. Leasing efforts for this space are led by Cavan O’Keefe, Tim O’Keefe, and Jesse Ottele of Newmark. Additionally, 3,500 square feet of ground-floor retail is available for lease through CBRE’s Jennifer Seversen.
“We are pleased to have delivered this asset in partnership with Intercontinental and the University of Washington, as well as the Seattle Sound Transit Agency, with whom we worked closely on the transit element of the Gateway Building,” said Alex Aigner, Executive Vice President of Lincoln Property Company.
