Lincoln Property Co. has secured $77.1 million in construction financing for a 466,000-square-foot industrial project in Commerce City, Colo., just outside Denver. According to Commercial Edge, the loan was provided by First Horizon Bank, and the project also includes an undisclosed equity partner.
The development, known as Commerce Yards, is scheduled to break ground in April 2026 and will comprise three warehouse buildings across 46 acres. Completion is slated for May 2027. Individual buildings will range in size from 113,000 to 200,000 square feet.
Commerce Yards will feature 14 acres of outdoor storage space. Target tenants include companies in the construction, logistics and distribution, machinery, energy and utilities sectors.
JLL Capital Markets’ Peter Merrion, Rob Key, Will Mogk, Leon McBroom and Jim Curtin arranged the financing.
The property is located at 9401 Heinz Way in Henderson, an unincorporated community within the Commerce City area, approximately 11 miles from Denver International Airport.
