**Pella Mid-Atlantic Expands Industrial Footprint in Beltsville, Maryland**
Pella Mid-Atlantic, Inc., a window and door installation company, has signed a lease renewal and expansion agreement with Oliver Street Capital for space at 12100 Baltimore Avenue in Beltsville, Maryland. The leasing deal includes the renewal of 59,000 square feet and an expansion of an additional 41,000 square feet, bringing the company’s total footprint within the property to 100,000 square feet.
Pella Mid-Atlantic operates as an independently owned distributor within the national Pella network. The space is located in a single-story, nearly 125,000-square-foot warehouse/industrial building.
The tenant was represented by Tom Whelan, SIOR, Principal and Co-founder of Lee & Associates | Maryland. The landlord, Oliver Street Capital, was represented by Thomas Hinder of Newmark.
“We approached the owner, who acquired the building earlier last year, and presented a scenario in which a stable and long-term tenant, Pella Mid-Atlantic, would assume the adjacent space once the existing tenant’s lease expired this summer,” said Whelan.
The building at 12100 Baltimore Avenue was constructed in 1983 and benefits from its strategic location, situated just over 20 miles from both BWI Airport and Ronald Reagan Washington International Airport, and approximately 25 miles from the Port of Baltimore.
