**82,000-Square-Foot Las Vegas Medical Office Building Sells for $46.1 Million**
Colliers has announced the sale of a fully leased medical office building in West Henderson, Nevada, for $46.1 million. The transaction marks the largest sale of a medical office property in 2025 to date. The seller, Sheq Properties, transferred ownership of the four-story facility located at 1655 E. Cactus Avenue.
The building is home to Optum’s Cactus Healthcare Center and spans more than 82,000 square feet, making it Optum’s largest regional facility. It brings together a range of services under one roof, including adult medicine, specialty care, an onsite pharmacy, wellness programming, and a Community Center for individuals aged 55 and older.
Designed to meet the increasing demand for accessible and comprehensive care, the building houses 71 exam rooms, various offices, conference rooms, communal areas, and other amenities.
The transaction was marketed and brokered by Colliers’ team consisting of Mark Schuessler, Sean Fulp, Jordan Selbiger, and CJ Kodani, who served as exclusive advisors to the seller.
