**LA Planning Commission Approves $2B Fourth & Central Mixed-Use Project**
The Los Angeles Planning Commission has approved Fourth & Central, a $2-billion mixed-use development slated to transform a 7.6-acre site near the Skid Row and Arts District neighborhoods. The project will now head to the City Council for final consideration later this year.
The ambitious proposal was put forth by Larry Rauch, president of Los Angeles Cold Storage. Rauch’s family has operated food refrigeration facilities at the site—located at Fourth Street and Central Avenue—since the 1960s but plans to relocate the business to make way for the new development.
Once completed, Fourth & Central will feature 1,589 rental apartments, including 249 designated as affordable units. The project will also include 401,000 square feet of creative office space and 145,748 square feet of retail and restaurant space.
Since its initial debut, developers have made several changes to the project, including reducing the height of its tallest building from 44 stories to 30, in response to community input and planning guidance.
